Your own private water front sancutary. Lots of new homes in the River Oaks Community. The following mileages are approximate as the crow flies. 17 miles east of Downtown Fort Myers, 30 miles east of Fort Myers Beach and the Gulf of Mexico, convient to shopping and restaurants - Publix Shopping Center - 7 miles, Rooster's Route 80 - a popular farm stand for fresh produce, pies, ice cream & monthly vendor market is only 5.7 miles away, The Boathouse Tiki Bar & Grill - 10 miles by boat or car, 43 miles west of Lake Okeechobee, the largest lake in Florida and the second largest lake within the interior of the US covering 730 square miles. 98 miles west of Stuart Florida, the St. Lucie River connects Lake Okeechobee to the Atlantic Ocean and exits at Stuart. This 1.52 Acre lot has 250’ of frontage on the Caloosahatchee River and features a Yacht Basin that was dug years ago .The basin is approximately 100’ x 40’. It would be nearly impossible to be allowed to dig a Yacht Basin like this today on a navigable water way leading to anywhere in the world. In a phone call to the county, we were told that it could be repaired/improved with the proper permits. This protective Yacht Basin is an extremely rare feature of this property offering excellent protection and ease of boarding with no vulnerable docks extending into the river. Please contact Lee County Permitting to confirm the possibilities. STRUCTURE: A home exists on this lot that is currently housing a tenant. It is possibly a fixer upper. It is a concrete block structure. VALUE: This is a one-of-a-kind property. It features a Yacht Basin that may be considered a “hurricane hole” by most insurance companies. This could lower the cost of insurance and reduce the need to move the vessel during impending storms. We recommend you check with your insurer as their rules may differ from company to company. This basin would allow a total wrap around style dock system with access to all sides of a large yacht plus dockage for multiple smaller vessels as it is around 40’ wide. Having a private yacht basin on your property may be nearly priceless.
